In order to make the most of this plot, the footprint of the design of this mixed use development left no open space for recreation. A split in the upper mass allows for a podium level leisure and recreation space for the people working in the building as well as the public. The fluted facade appears to be an inner skin and contrasts with the otherwise white exterior which binds all the masses together into one streamlined form.
